<p>Nottingham&#8217;s hospitality scene is expanding with conditional planning approval granted for The Island Quarter’s rooftop terrace, bringing panoramic views to the city’s bar scene.</p>
<p>The 85-cover venue at 1 The Island Quarter is located above popular dining spots Binks Yard and Cleaver and Wake. Nottingham City Council has this week given Conygar, the developer behind the 36-acre site, the go ahead to expand this offering utilising the rooftop space to provide relaxed daytime lounging and refined evening celebrations.</p>

<p>The bar will be operated by Rhubarb Hospitality, which is also responsible for the other venues in the building.</p>
<p>Chris Ware, managing director at Conygar, said: “This approval marks an exciting new chapter for 1 The Island Quarter and emphasises our continued commitment to evolving The Island Quarter into a space to live, work and play. This will be the highest rooftop venue in the city and will offer panoramic views across the skyline from day to night.</p>
<p>“Practically, there isn’t a significant amount of construction work to be done so we’re planning to open for the summer season once a stylish fit out has been completed – ready to welcome guests to sip drinks in the sunshine.”</p>
<p>Atmospheric festoon lighting, a sleek pergola and a combination of lounge and stool seating will provide the backdrop for guests, with an operating license of 10am until 10pm. As part of the fit-out, acoustic screening will be installed to ensure noise reduction to neighbouring buildings.</p>

Our team is integrated into the Nottingham and wider East Midlands community, so they can provide an offering that’s actually wanted. We’ve worked hard to understand local behaviours, market gaps, and what will genuinely resonate with audiences. At The Island Quarter, the success has come from delivering something distinctive compared with other Nottingham venues, giving people a real reason to choose the site.</span></p>

<p>The next phase of purpose-built student accommodation (PBSA) at The Island Quarter has secured planning approval, set to provide a further 394 dedicated spaces for students living in the city.</p>
<p>Plans approved by Nottingham City Council (18 December) will enable a second phase of student accommodation to be built on the Manvers Road side of the 36-acre site, adjacent to the 693-bed Winfield Court &#8211; which opened its doors in September to students attending the University of Nottingham and Nottingham Trent University.</p>
<p>Comprising of four adjoining blocks ranging from seven to 11 storeys, 313 beds will be provided within cluster flats and a further 81 within single occupancy studios, with additional facilities including a gym, laundry room, lounges and breakout areas.</p>
<p>Christopher Ware, property director at Conygar, the developer behind The Island Quarter, said: “Following the completion of Winfield Court, this secondary student phase is the next step to evolve and diversify the opportunities for students to live at The Island Quarter.</p>
<p>“By creating living experiences that are well-designed and varied in options, including more single occupancy studios, we can provide a mix that appeals to a variety of domestic and international students seeking high-quality PBSA in the city, while preventing depletion of Nottingham’s housing stock.”</p>

<p>The plans &#8211; designed by DAY Architectural with planning, transport and environmental advice by Axis &#8211; will enable The Island Quarter to become home to more than 1,000 university students in Nottingham.</p>
<p>Permission has been granted with section 106 obligations for Conygar to deliver financial contributions towards affordable housing, the provision or enhancement of offsite public realm, local employment and training opportunities, as well as operating a student management scheme.</p>
<p>The new student block is the latest planning approved by developer Conygar Investment Company, following approval in 2023 for a new 250,000 sq ft biosciences campus on the northern side of the site.</p>

<p class="p2">The ceremony on Thursday 23 May commended the unlocking of the post-industrial brownfield site, 1 The Island Quarter (1TIQ), which has now formed a gateway to a new cultural hub in Nottingham City Centre, boasting two restaurants, an events venue and outdoor live music and entertainment space.</p>
<p class="p2">Christopher Ware, property director at Conygar, said: “As the first phase of our 36-acre development, 1TIQ had to represent what we wanted to achieve across the wider masterplan – a space that celebrates the site’s vast history while bringing it into economic use for the future. Alongside Jestico + Whiles, we have achieved this by not compromising quality and user experience at any stage of the design.</p>
<p class="p2">“Winning the RIBA award is a fantastic achievement, that solidifies our commitment to regenerating the site and establishing a sense of place for the area that celebrates its extensive industrial history.”</p>
<p class="p2">Some of the carefully considered design features that caught the attention of judges include the use of red brick from the Nottingham Patent Brick Company and the repeated motif of the arches across the facade to reflect the links to the old railway building on site.</p>
<p class="p2">James Dilley, director at Jestico + Whiles, said: “Every aspect of the design for 1TIQ is the result of research and collaboration, to ensure we delivered a space that began a true transformation of the site, which has been derelict for 30 years. Working alongside Conygar and the masterplanning team we have created something to be proud of and it’s rewarding to have that recognised with this RIBA Award.”</p>

<p>The Island Quarter could eventually be home to more than 1,000 students following the submission of proposals for a second phase of purpose-built student accommodation (PBSA) on site.</p>
<p>Plans submitted to Nottingham City Council today (16 February) will see a further 383-space student block built on the Manvers Road side of the 36-acre site.</p>
<p>Combined with the 693 beds at the adjacent Winfield Court – which will open to students for the 2024/25 academic year – The Island Quarter will boast a significant student population once both phases are complete.</p>
<p>The proposals – designed by DAY Architectural &#8211; cover a range of accommodation types including cluster accommodation, studios and premium options, along with student community amenity facilities such as a gym, laundry room, various lounges and informal breakout areas.</p>
<p>Following a similar material palette to Winfield Court, the designs include a combination of grey, buff and red bricks on the building’s facade alongside ribbed metal cladding.</p>
<p>Christopher Ware, property director at Conygar, said: “The demand for student housing has never been greater, and PBSA plays a vital role in ensuring that students have access to high-quality accommodation without the need to restrict housing supply that is better suited for Nottingham residents.”</p>
<p>The new student block is the latest planning submission by developer The Conygar Investment Company, following last May’s approval for a new 250,000 sq ft biosciences campus on the northern side of the site.</p>
<p>Ware said: “Intergenerational living has been a core principle for our plans for The Island Quarter, and a healthy population of students is a crucial part of this mix. In a competitive marketplace, these well-designed plans put student experience at their heart, and we’re looking forward to seeing this phase move forward.</p>
<p>“This latest proposal is one of a series of planning submissions that are currently in the pipeline, building on the success of the first phases of the development at 1 The Island Quarter and Winfield Court.”</p>
<p>The scheme has been designed by DAY Architectural with planning, transport and environmental advice being provided by Axis.</p>
<p>David Jones, technical director at Axis, said: “As part of the evolving masterplan for The Island Quarter, this next phase of accommodation has been designed so that the proposed build can complement Winfield Court in design and function while diversifying the student living environments on offer.”</p>

<p>The developer behind the £1 billion plus regeneration at The Island Quarter has invested nearly £10 million on a ‘super substation’ to power the development.</p>
<p>The Conygar Investment Company PLC has funded the construction of the new substation, which will provide for all the electrical needs for this 36-acre site, once energised this week.</p>
<p>Once complete, the development will feature 1,600 new homes and office/lab space for up to 6,000 people.</p>
<p>The new substation is part of a raft of infrastructure improvements being made on and around The Island Quarter to facilitate the development, including changes to the road junction of Great Northern Close and London Road to improve access to 1 The Island Quarter for cars, cyclists and pedestrians.</p>
<p>Richard Watson of The Island Quarter’s project delivery team said: “With a regeneration project of the scale of The Island Quarter, making sure that there is enough capacity in the power grid to ensure the smooth operation of the development is mission critical.</p>
<p>“Conygar is making this investment to ensure the longevity of the site and ensure that its power requirements are met not just now, but into the future as well. At a time when there are significant challenges in providing electricity supplies to major development sites through the UK, a site with its own live power source is a rarity – let alone one the scale of The Island Quarter.”</p>
<p>Having purchased the site in 2016, Conygar has overseen the opening of 1 The Island Quarter in September 2022 and the development of a 693-bed student accommodation complex, which will open its doors in 2024. The developer also recently won the Developer of the Year prize at the East Midlands Property Awards for its work in bringing the site forward.</p>
<p>Christopher Ware, property director at The Conygar Investment Company, said: “The completion of the new substation marks another key step in the development of The Island Quarter. While it may not have the glamour factor, our ability to get the super substation live is hugely important, especially given the challenges that projects of similar scale have had in getting enough power to their sites.</p>
<p>“Alongside the other improvements to the infrastructure on and surrounding The Island Quarter, this latest step is another sign of Conygar’s commitment to creating a development that is truly of Nottingham, for Nottingham.”</p>

<p>The Island Quarter has rounded off a year of supporting local causes by hosting Sneinton C of E School’s Christmas pilgrimage at Binks Yard.</p>
<p>The event saw year three children from the school stop off at Upstairs @ Cleaver &amp; Wake as part of its annual festivities, which take in several stops along the half mile route between the school and the 36-acre site.</p>
<p>Pupils visiting the festive space were treated to a chapter of the nativity story, with four parents and trustees from the school dressed as angels heralding the birth of Jesus to the shepherds.</p>
<p>This pilgrimage is the latest in a series of charitable initiatives undertaken in 2023 by The Conygar Investment Company, the developer behind The Island Quarter’s regeneration.</p>
<p>Sarah Peek, lower phase lead at Sneinton C of E School, said: “Our pupils and staff look forward to the Christmas pilgrimage every year, and the visit to The Island Quarter is always a highlight. Our school is incredibly grateful for the ongoing support from Conygar and The Island Quarter, and we can’t wait to continue the relationship into 2024 and beyond.”</p>
<p>Its long-standing relationship with Sneinton C of E School – which started during the coronavirus pandemic with the donation of iPads to support distance learning – saw a donation of £1,500 to help fund a new multi-use space pupils and parents in March.</p>
<p>Binks Yard also hosted some of the school’s Year 6 pupils in summer for a dramatic reading of the poetry anthology they had written about how The Island Quarter will look in ten years’ time.</p>
<p>Christopher Ware, property director at Conygar, said: “Supporting local causes such as Sneinton School is an incredibly important element of what we’re looking to achieve at The Island Quarter. Seeing the difference our backing has made to the school is a great source of pride for us as a developer, and we are committed to ensuring that The Island Quarter represents the very best of Nottingham.”</p>
<p>Alongside these initiatives, Conygar also continued its support for Nottingham City Council’s book drive – taking its overall support to nearly 1,000 books – and TBAC, a local alternative provider for education, supplementing the rent for a unit on the Manvers Street side of the site.</p>
